Frequently asked questions, answered like a plumber would.
Straight answers about hauntings: who to call, what an investigation costs, what happens if it's not a ghost, and why we don't do exorcisms.
Getting started
Call a paranormal mediation and property services company like Dearly Departed. We're a licensed, insured trade business. A certified technician investigates the activity, researches the property's history, and gives you a written report and a recommendation, the same way any other home inspector would.
Paranormal mediation is resolving a haunting by working with the resident instead of against them. We find out who is there and what they need, then negotiate an arrangement both parties can live with, such as house rules, a resolved grievance, or a respectful move.
Look for patterns: footsteps or sounds at the same time each night, doors or objects moving, cold spots in one room, or a pet avoiding one area. Many of these have ordinary causes. An Initial Investigation tells you which it is, in writing.
Our founding territory covers Denver metro and the Front Range, from Fort Collins to Pueblo, including Boulder, Golden, Colorado Springs, and Leadville [confirm]. New territories are opening across Colorado.
Initial Investigations are usually scheduled within the week. You get a two-hour appointment window and a text with your technician's name. They've probably been there a while. Sometime this week is fine.
Cost and process
The Initial Investigation is a flat fee of [PRICE]. It covers the site visit, household interview, archive research, and a written report. Coexistence Plans, mediation, and commercial audits are quoted after the first visit. Additional clergy or specialists are billed at cost.
A certified technician documents the activity, interviews everyone in the household, and researches the property's former occupants in the county archives. You receive a report naming the resident where we can establish their identity, their history, and our recommendation.
Then we tell you. If it's a raccoon, we say raccoon, refer you to pest control, and bill only the inspection. Integrity means occasionally disappointing people who wanted a ghost.
Yes, always. Every case is documented and every resolution is in writing. Two copies. One for you, one for the attic.
Our approach
Not as a first step. We mediate first and treat eviction as a last resort that requires sign-off from a specialist in our network. In our experience it's almost never necessary once somebody finally listens. Exorcism is expensive and, frankly, rude.
No. Ghost hunters look for activity to film. We're technicians who resolve it. No night vision. No theatrics. A legal pad.
Most residents are people with unfinished business, not a danger. A Coexistence Plan sets clear house rules for both parties. If your technician finds anything that needs a specialist, she'll tell you plainly and bring one in.
No. Many of our clients don't. You only need to want the question answered.
Yes. Our Specialist Network includes vetted, insured clergy, psychics, and historians in every territory. We bring in the right expert for the case and bill them at cost.
Commercial and real estate
Yes. The Haunting Audit documents the activity and gives you a risk score and a revenue opportunity score, plus a staff protocol for guest reports.
Colorado's psychologically impacted property statute (C.R.S. 38-35.5-101) does not mention hauntings by name. Ask your broker and attorney. A Real Estate Clearance gives everyone the same documented facts. This is not legal advice.
Yes. The Pre-Construction Site Review researches the parcel and documents prior use before you break ground.
Families
Yes. Our pediatric Under-Bed Consultation sends a uniformed technician to take your child's report, inspect the space together by flashlight, and file the findings in a case folder they keep. You can also download our free intake form.
